Bulimba Transformation


The Bulimba project successfully transformed this single level 1890’s Queenslander into a stylish, contemporary executive home. The client’s brief articulated a desire to create a spacious modern space that retained and enhanced the heritage charm of the original property.

Combining traditional Queenslander charm with modern, understated style, this Bulimba home was built with stunning attention to detail and an exceptionally high standard of workmanship. Much effort has gone into preserving the integrity of the original Queenslander structure.

Repair and Construction Work

First, the existing structure was repaired to its original immaculate condition, with original fixtures such as the fireplace and original rafters kept intact. The traditional wraparound veranda was rebuilt without compromising the existing roof sheeting, rafters or sub floor structure.

To provide more loft and promote air ventilation, the original house (including the fireplace) was raised 300mm higher.

Soon after entering the home, visitors will see a beautiful wrought iron balustrade, which has been refurbished and repainted to reclaim its former glory. Traditional style timber windows and doors appear in the correct portion of each room to maximise airflow, while maintaining the distinctive Queenslander look.

Use of Timber Throughout the Home

Timber accents offer a striking theme throughout the home, from the gleaming, spotted gum floorboards to the gorgeous New Guinea rosewood batten screens adjacent to the stairwell. High quality timber was selected for its natural texture, which lends a warm, inviting atmosphere to a home. (Read more about selecting the right timber type for your project here)

The Bulimba home’s floorboards were crafted of select grade, 180mm wide spotted gum flooring (which replaced the original pine floor due to borer damage), giving a stately yet understated feel to the home. The stairwell was designed as both a closed and open riser staircase, and features frame-less glass balustrade for a refined, open effect. The stairwell walls are trimmed and capped in spotted gum to match the treads and the landings. Stained timber windows and doors provide a contemporary contrast, while mirroring the natural wood finishes.

A unique blend of heritage warmth and stunning contemporary style…

With proper care, timber flooring and finishes can last a lifetime. To maintain its pristine beauty, occasional maintenance is recommended, including a re-coating to preserve its finish once every three to seven years.

In the kitchen and throughout the living areas, cabinet works add a practical, stylish functionality, mixing dark-toned two pack with white Italian marble benchtops with waterfall edges. The formal dining room mixes dark tones with bright-coloured contemporary furniture for a fresh, modern vibe.

Outdoor Entertaining

Walking outside, visitors are greeted by a stunning outdoor space. The architect developed an extensive landscaping plan to allow the pool and garden to become a spacious and inviting living area. This is highlighted by the use of a horizon edge pool, which allows landscaped gardens to be drawn inside. The outdoor area is enhanced by the use of LED lights, which make a striking feature at nighttime.
